What does Frontier Range Holdings buy?
Manufactured housing and RV communities and other covered land; workforce multifamily of 6–50 units; small-bay, shallow-bay and flex light industrial; selective self-storage; fee-simple special situations; and performing or non-performing notes secured by those asset types. See the acquisition criteria.
Where does FRH invest?
Across 19 metros in the Midwest and Mountain West, and in properties within about 75 minutes of them. Most are core and secondary metros chosen for durable infrastructure demand such as river and Great Lakes freight, interstate and Class I rail hubs, and energy corridors; three growth-driver secondary metros (Boise, Reno and Des Moines) are chosen for large investment already under way and strong in-migration. Multifamily is focused on Kansas City, Columbus, Cincinnati and Salt Lake City. See markets.
What deal size does FRH look for?
Covered land deals are typically $1.5MM–$10MM with 25–150+ sites. Workforce multifamily is typically 6–50 units at roughly $1.5M–$5M. Opportunistic and note deals are sized case by case.
How fast will I hear back?
Every submission gets a same-business-day screen and feedback within 24 hours, including a clear pass when a deal does not fit.
What should I send?
An offering memorandum or summary, rent roll, trailing 12-month operating statement, pricing, existing debt details, and CapEx or land information. Partial information is fine to start.
Does FRH buy off-market properties?
Yes. We review listed and off-market opportunities and work directly with owners as well as through brokers. We respect broker relationships.
Will FRH consider a property with deferred maintenance or vacancies?
Yes. A quality building in a quality location held back by deferred maintenance, below-market rents, vacancy or a complicated ownership situation is often exactly what we look for.
What does FRH not buy?
Office, hospitality, strip retail, operating businesses, ground-lease assets and duplexes.
Lenders & note sellers
Does FRH buy non-performing loans?
Yes. We buy performing, sub-performing and non-performing loans secured by real estate that fits our buy box, in or near our target markets. See lenders.
Will FRH sign an NDA before reviewing a loan?
Yes. We routinely sign NDAs and can start with a summary before reviewing the full loan file.
Can FRH buy REO a lender has taken back?
Yes. If a lender has acquired a property through foreclosure or a deed in lieu and it fits our criteria, we can be a direct buyer.
