For lenders, special assets teams & note sellers
Frontier Range Holdings buys performing, sub-performing and non-performing loans secured by real estate in our target markets. We evaluate quickly, close reliably and handle borrowers professionally.
Who we work with
- Community banks and regional banks
- Credit unions
- Special assets and workout officers
- Private and hard-money lenders and loan funds
- Receivers, trustees and their counsel
We are interested in single loans and small pools, and in situations where a lender would rather sell a loan than take a property back.
What we buy
Notes on property we would be glad to own.
- Loan status
- Performing, sub-performing, non-performing, matured
- Collateral
- MHC and RV communities, workforce multifamily, small-bay and flex industrial, self-storage, fee-simple special situations
- Geography
- In or within about 75 minutes of our 19 target metros
- Lien position
- First lien preferred
We also buy the real estate directly. If a borrower needs to sell, or a lender has taken a property back through foreclosure or a deed in lieu, we can be a buyer for the REO.
Why lenders work with FRH
- Lender-side experience. Our founder has coordinated workouts, receiverships, judicial and non-judicial foreclosures, guaranty enforcement and negotiated restructurings from the lender's side.
- Speed. We screen the same business day and respond within 24 hours.
- Certainty. We underwrite carefully before pricing, so we do not re-trade late.
- Professional borrower handling. We prefer negotiated outcomes and treat borrowers with respect, which protects your institution's reputation.
- Confidentiality. We sign NDAs and keep loan information private.
What to share
To give a first indication, it helps to have:
- Collateral address and property type
- Unpaid principal balance, rate and maturity
- Payment status and default history
- Any recent appraisal or BPO, and property financials if available
- Guarantor information and litigation or bankruptcy status
We can begin with a summary under NDA and review the full loan file once there is mutual interest.
