Why FRH targets Cincinnati

Cincinnati is one of four FRH multifamily focus markets. It is a river city with a large inventory of older brick walk-ups and small apartment buildings, much of it built well before modern institutional product and well below institutional deal size. Neighborhood quality changes block by block, which rewards local, address-by-address underwriting and penalizes buyers who price the metro as one number.

The demand base is steady rather than spectacular. Cincinnati keeps adding residents, the freight and aerospace base is investing, and a multi-billion-dollar bridge project is under way. Our thesis is to buy older workforce buildings at a low basis, fix what has been deferred, and hold through cycles.

Demand drivers

Population and jobs

  • The tri-state Cincinnati MSA (Ohio, Kentucky and Indiana) had 2,312,858 residents on July 1, 2025 1.
  • Marcus & Millichap reports more than 10,000 net new residents in the year ended March 2026. Household formation slowed to 0.3% year over year 2.
  • Total nonfarm jobs rose by 3,600 (+0.3%) from August 2025 to August 2026, per preliminary BLS data, which BLS does not rate as significant 3.

Employers and anchor investments

  • GE Aerospace, Evendale. GE Aerospace is headquartered in Evendale. In March 2026 it announced more than $115 million of investment in the Cincinnati region (Evendale, West Chester and the Peebles test site) as part of a $1 billion U.S. manufacturing plan for 2026 4.
  • Brent Spence Bridge Corridor. In March 2026 Ohio approved the project at a projected total cost of nearly $4.4 billion. The new companion bridge over the Ohio River is expected to open in 2031, with approach work substantially complete by 2033 5. Construction will disrupt traffic for years and then improve I-71/I-75 freight flow through the core.
  • CVG air cargo. DHL has run its North American super hub at CVG since 2009, and Amazon Air began operating there in 2017 6. Both support logistics employment in Boone County, Kentucky.

Infrastructure

  • Cincinnati is on the Ohio River and is one of the country's leading inland port regions. CSX and Norfolk Southern serve the metro, and I-71, I-75 and I-74 converge here.
  • Public DC fast-charging coverage is strong on the Ohio side (1,564 ports statewide) and thinner in Kentucky (463) 7.

Housing supply and affordability

Lee & Associates, using CoStar-based data, reports a Q2 2026 vacancy rate of 9.02%, an average asking rent of $1,377.99 per unit and 3,971 units under construction against an inventory of 152,350 units. Twelve-month net absorption was 1,289 units 8. The vacancy figure includes new buildings in lease-up, and the pipeline is modest relative to the metro's size.

Pricing is the attraction. Lee & Associates puts the market cap rate at 7.61% and the average sale price at about $120,600 per unit 8. A market cap rate in that range lets FRH meet a yield-on-cost hurdle of market cap rate plus 150 bps on renovated older product while keeping leverage near 65% and coverage at or above 1.30x.

Where FRH strategies fit

Strategy Fit Where
01 Covered Land (MHC/RV) Selective Communities in Butler, Warren, Clermont and Clinton counties, southeastern Indiana and Northern Kentucky
02 Workforce Multifamily Lead strategy West side (Westwood, Price Hill), north-side neighborhoods, inner-ring suburbs such as Norwood and Cheviot, and Northern Kentucky river cities such as Covington and Newport
03 Opportunistic Active Shallow-bay and flex near the river, rail and I-71/I-75 corridors; small-bay serving aerospace and logistics suppliers in Evendale, Sharonville and Boone County
04 Debt / Notes Active Notes on small walk-ups and mixed-use from regional banks in Ohio and Kentucky

Captured within about 75 minutes: Northern Kentucky (Covington, Florence), Hamilton/Middletown, Lawrenceburg IN, Wilmington, Springboro and Dayton (about 1h). Lexington is at the edge (about 1h20). Drive times are approximate.

Key risks

  • Older stock means real CapEx. Pre-war walk-ups carry roof, masonry, plumbing and lead-paint exposure. We price CapEx in at purchase.
  • High measured vacancy. A 9.02% vacancy rate 8 means lease-up assumptions must be conservative.
  • Slow household formation. At 0.3% year over year 2, household growth is not a tailwind. We underwrite basis and operations, not rent growth.
  • Three-state complexity. Tax, code and landlord-tenant rules differ in Ohio, Kentucky and Indiana.
  • Bridge construction. Years of work on the Brent Spence corridor 5 may hurt access for some Covington and west-side properties.
