Why FRH targets Indianapolis

Indianapolis earns its "Crossroads of America" nickname. I-65, I-69, I-70 and I-74 meet here, CSX runs a major yard at Avon, and FedEx operates one of its largest hubs at the airport. That logistics economy supports small-bay and flex industrial, where local businesses need space that big distribution buildings do not serve. The ring of county-seat cities around the metro holds manufactured housing communities that are often owned by individuals and families, below institutional scale.

The near-term picture is mixed. Payrolls dipped over the past year and apartment vacancy is at a decade-plus high after a record delivery cycle. In return, Eli Lilly is building one of the largest pharmaceutical manufacturing campuses in the country just northwest of the city. FRH leads here with covered land, small-bay industrial and notes, and treats multifamily as opportunistic until supply is absorbed.

Demand drivers

Population and jobs

  • The Indianapolis–Carmel–Greenwood MSA had 2,205,695 residents on July 1, 2025 1.
  • Total nonfarm jobs fell by 12,600 (-1.1%) from August 2025 to August 2026, per preliminary BLS data. BLS does not rate the change as significant, but it is the weakest reading among FRH's core markets 2.

Employers and anchor investments

  • Eli Lilly, Lebanon (Boone County). In May 2026 Lilly announced another $4.5 billion for its Lebanon campus, bringing planned capital there to more than $18 billion. The Lilly Lebanon Advanced Therapies facility opened on May 6, 2026. The API site is scheduled to open in 2027, and the campus is expected to create more than 1,000 jobs 3. Boone, Hendricks and Hamilton counties are the closest catchments.
  • Logistics. CBRE reports that industrial vacancy fell 50 bps in Q3 2026, the fifth straight quarterly decline, with 2.1 million sq. ft. of net absorption 4.

Infrastructure

  • I-65, I-69, I-70 and I-74, CSX's Avon yard and the FedEx airport hub make the metro a national distribution node. The energy base is lighter than in other FRH markets.
  • Indiana has 1,053 public DC fast-charging ports 5.

Housing supply and affordability

Supply is the issue. Yardi Matrix data cited by Hoodline shows about 6,075 units delivered in 2025, about 2.9% of existing stock, and CoStar describes vacancy at its highest level in more than a decade. Apartment List's June 2026 report put the citywide median rent at $1,241, about 0.3% below a year earlier 6. The pipeline is easing. Institutional Property Advisors expects 2026 deliveries to be roughly on par with 2025 but down 55% from the 2024 peak, with Carmel and Hamilton County still adding more than 2,000 units 7.

For FRH this means waiting on multifamily until absorption catches up, and buying only where the basis is clearly below replacement cost. Covered land and small-bay industrial are not exposed to that supply wave in the same way.

Where FRH strategies fit

Strategy Fit Where
01 Covered Land (MHC/RV) Lead strategy Communities in Hendricks, Johnson, Morgan, Shelby, Hancock, Madison and Boone counties and in Anderson, Muncie, Kokomo, Lafayette, Bloomington and Columbus IN
02 Workforce Multifamily Opportunistic Older 6–50 unit buildings in Lawrence, Beech Grove, Speedway, the near east and west sides, and Greenwood, at distressed pricing only
03 Opportunistic Lead strategy Shallow-bay and flex near I-70 West/Airport, Plainfield, the I-465 ring and near the Lebanon campus; fee-simple special situations
04 Debt / Notes Active Notes from Indiana community banks and credit unions, including loans on recent-vintage multifamily under pressure

Captured within about 75 minutes: Anderson, Muncie, Kokomo, Lafayette, Bloomington and Columbus IN. Richmond is at the edge. Drive times are approximate.

Key risks

  • Job softness. Payrolls fell 1.1% over the year 2.
  • Apartment oversupply. Vacancy is at a decade-plus high 6, with Hamilton County still adding units 7.
  • Mega-project concentration. Lilly's Lebanon jobs are real, but we count only hires that are announced and dated 3.
  • Battery-plant timing. EV-related plants in the region (including Kokomo) have faced industry-wide delays. We did not verify current production status.
