Why FRH targets Omaha
Omaha is Union Pacific's headquarters city. It is served by BNSF as well, at the I-80/I-29 junction on the Missouri River. Large Google and Meta data-center campuses in Sarpy and Douglas counties add durable power and construction demand on top of a base of financial services, insurance, healthcare and transportation employers. Job growth is among the better readings in FRH's footprint, and industrial vacancy is among the tightest.
Nebraska & Iowa. An FRH secondary (selective) target metro. Data last verified 2026-10-23.

Omaha is a steady market rather than a fast one, which suits a long-term hold. Manufactured housing communities and older small-bay industrial in and around the metro often trade between local owners, with less competition from larger buyers. Apartment vacancy has risen after a construction wave, so multifamily is selective here.
Demand drivers
Population and jobs
- The Omaha MSA (Nebraska and Iowa) had 1,009,836 residents on July 1, 2025 1.
- Total nonfarm jobs rose by 6,500 (+1.2%) from August 2025 to August 2026, per preliminary BLS data. BLS does not rate the gain as statistically significant, but it is one of the stronger readings among FRH markets 2.
Employers and anchor investments
- Union Pacific. UP is headquartered at 1400 Douglas Street in Omaha 3. The Surface Transportation Board accepted the Union Pacific–Norfolk Southern merger application, then placed the procedural schedule in abeyance in May 2026 while it reviews supplemental information. The railroads have pointed to a mid-2027 target, subject to approval 4. We treat the merger's local employment effect as unknown.
- Data centers. Google has operated a data center campus in Papillion since 2019, with about 120 employees as of 2022, and has announced further Omaha-area investment 5. In 2023 Meta was expanding its Sarpy County campus by two buildings totaling 751,000 sq. ft., and OPPD was adding peaking generation to serve load growth 6. We have not re-verified the current status of these expansions.
Infrastructure
- Union Pacific and BNSF at the I-80/I-29 junction, with Missouri River barge access at modest volume.
- Industrial space is very tight. Lee & Associates reports 2.8% vacancy in Q2 2026, unchanged over 12 months, asking rents of about $8.75 per sq. ft. NNN (up 1.6% year over year), and 3.82 million sq. ft. under construction 7.
- Nebraska has 305 public DC fast-charging ports and Iowa has 590, a thin network 8.
Housing supply and affordability
Lee & Associates reports Omaha multifamily vacancy of 9.20% in Q2 2026, up from 7.40% a year earlier, with average asking rent of $1,314 (up about 1.2%). Construction is slowing sharply: 2,905 units were under construction, down from 4,635. Cap rates were about 7.0%, and the average sale price was $128,735 per unit 9.
That supply wave is passing, and cap rates near 7% leave room to meet FRH's yield-on-cost hurdle (market cap rate plus about 150 bps) on older buildings, but lease-up competition will keep rent growth modest through 2026.
Where FRH strategies fit
| Strategy | Fit | Where |
|---|---|---|
| 01 Covered Land (MHC/RV) | Lead strategy | Communities in Sarpy, Douglas, Cass, Dodge and Lancaster counties in Nebraska and Pottawattamie County, Iowa |
| 02 Workforce Multifamily | Selective | Older 6–50 unit buildings in central and south Omaha, Bellevue, Council Bluffs and Lincoln |
| 03 Opportunistic | Lead strategy | Shallow-bay and flex in the I-80 corridor, Sarpy County near the data-center campuses and Council Bluffs; fee-simple special situations |
| 04 Debt / Notes | Active | Notes from regional banks and credit unions |
Captured within about 75 minutes: Council Bluffs, Bellevue/Papillion, Fremont and Lincoln (about 55 min). Sioux City is outside. Drive times are approximate.
