Why FRH targets Reno and Northern Nevada
Northern Nevada's growth rests on capital that is already in the ground. Tesla's Gigafactory Nevada in the Tahoe-Reno Industrial Center (TRIC) east of Sparks is operating, and its Semi line moved into high-volume production in April 2026. Battery and advanced-manufacturing suppliers have followed, and hyperscale data-center campuses are being built in Storey County. Interstate 80 and the Union Pacific Overland Route run through Reno, Sparks and the industrial parks to the east, making the region a West Coast distribution point.
Northern Nevada. An FRH growth-driver secondary metro. Data last verified 2026-10-23.

We say "Northern Nevada," not Nevada. Las Vegas is not in FRH's footprint. Reno is a growth-driver secondary market: smaller and less liquid than our core metros, and limited by water, power and local policy on data centers. We approach it selectively and underwrite rents to actual job trends, not to announced projects.
Demand drivers
Population and jobs
- We did not verify a Census Vintage 2025 population figure for the Reno MSA in this pass, so none is stated here.
- Total nonfarm jobs rose by 2,400 (+0.8%) from August 2025 to August 2026, per preliminary BLS data, which BLS does not rate as significant 1.
Employers and anchor investments
- Tesla Gigafactory Nevada (Sparks/TRIC). Tesla announced on April 29, 2026 that the first Semi had rolled off the high-volume line. The line is designed for up to 50,000 units a year, and analysts estimate full-year Semi output at 5,000 to 15,000. The line was part of a $3.6 billion expansion announced in 2023 2.
- Data centers and local policy. On June 1, 2026 the Reno City Council voted 6–1 to stop issuing special use permits for new data centers until Aug. 31, 2027, or until regulations are in place 3. The moratorium applies to the City of Reno. Storey County and TRIC are separate jurisdictions.
Infrastructure
- I-80 and US-395, the Union Pacific Overland Route and TRIC/McCarran form the industrial spine. Lithium processing and geothermal generation are inside the wider region.
- Nevada has 1,277 public DC fast-charging ports 4.
- Industrial has softened. Lee & Associates reports Q2 2026 vacancy of 13.6% (up from 10.9% a year earlier), average asking rents of $9.43 per sq. ft. NNN, and 6.11 million sq. ft. still under construction, citing sublease space and slower national demand 5. That pressure is mostly in large distribution buildings, but we underwrite small-bay rents conservatively.
Housing supply and affordability
Multifamily is the stronger story. Lee & Associates reports Q2 2026 vacancy of 6.2%, down from 8.7% a year earlier, average asking rent of $1,740.61 (up about 4.0% year over year), and only 149 units under construction. Cap rates have held at 5.4% for five quarters, and the average sale price is about $234,800 per unit 6.
With almost no new supply coming and rents rising, Reno is one of the few markets in our footprint where we are comfortable with workforce multifamily as a growth-driver strategy. Values are high, so the yield-on-cost hurdle (market cap rate plus about 150 bps) generally requires below-market rents or an operational problem to fix.
Where FRH strategies fit
| Strategy | Fit | Where |
|---|---|---|
| 01 Covered Land (MHC/RV) | Active | Existing communities in Washoe, Lyon, Carson City and Douglas counties with secure water service |
| 02 Workforce Multifamily | Selective | Older 6–50 unit buildings in central Reno, Sparks, the North Valleys and Carson City |
| 03 Opportunistic | Active | Small-bay and flex along I-80 and toward TRIC/McCarran, where water rights and power are confirmed; fee-simple special situations |
| 04 Debt / Notes | Active | Notes secured by buy-box assets |

Key risks
- Water and power. Industrial and residential growth depends on water rights and utility capacity. We confirm both for every site.
- Data-center policy. Reno's moratorium runs through Aug. 31, 2027 3.
- Industrial oversupply. Vacancy is 13.6% with 6.1M sq. ft. still under construction 5.
- Liquidity. The buyer and lender pool is thinner than in FRH's core markets. We underwrite to hold.
- Mandate edge. Nevada is at the edge of FRH's stated region.
