Why FRH targets St. Louis

St. Louis sits at the confluence of the Mississippi, Missouri and Illinois rivers. It is one of the country's leading inland port regions and a major interchange point for Class I railroads, with the Wood River refinery and Illinois pipeline hubs inside the radius. That freight and energy base supports steady demand for older small-bay and flex industrial space, which can often be bought well below replacement cost.

Growth is slow, so FRH underwrites basis, not growth. The region's fragmented structure (dozens of small municipalities on both sides of the river) creates complexity that many buyers avoid. We see that as a source of mispricing for owners willing to do jurisdiction-by-jurisdiction work.

Demand drivers

Population and jobs

  • The St. Louis MSA had 2,814,421 residents on July 1, 2025 1.
  • Total nonfarm jobs rose by 9,700 (+0.7%) from August 2025 to August 2026, per preliminary BLS data. BLS notes the St. Louis series boundary differs from the official OMB delineation, and does not rate the change as significant 2. Northmarq's Q2 2026 report, using a different measure, shows employment up 0.2% year over year 3.

Employers and anchor investments

  • Boeing, north St. Louis County. Regional coverage reports roughly $1.8 billion of investment and a 1.1 million sq. ft. facility now taking shape for F-47 sixth-generation fighter final assembly, with construction phased through the end of the decade 4. That figure comes from secondary coverage, and we will confirm it against Boeing or state filings before using it in investor materials. The program supports industrial and workforce housing demand in North County and St. Charles County.
  • Freight and healthcare. Logistics, healthcare systems and the region's universities add a diversified base.

Infrastructure

  • I-70, I-64, I-44 and I-55 meet here. River terminals on both banks, a major Class I interchange and the Metro East industrial corridor make the region a natural home for small-bay and IOS users.
  • Industrial fundamentals are firming. CBRE reports 6.9% vacancy in Q3 2026, the strongest quarterly absorption since Q4 2022 (1.35 million sq. ft.), and a pipeline of 2.64 million sq. ft., its lowest since Q4 2024. Asking rents averaged $5.60 per sq. ft. 5.
  • Missouri has 896 public DC fast-charging ports, and Illinois has 3,025 6.

Housing supply and affordability

Supply is easing. Northmarq reports Q2 2026 vacancy of 6.5% (down 20 bps over the quarter), asking rents of $1,247 per month (up 1.4% over 12 months), only 553 new units delivered year to date, and about 3,200 units under construction 3. Cap rates held near 6.5%, and the median sale price fell to $88,300 per unit 3.

Those numbers describe a market where a disciplined buyer can still find older workforce buildings priced below replacement cost, with cap rates high enough to meet a yield-on-cost hurdle of market cap rate plus about 150 bps.

Where FRH strategies fit

Strategy Fit Where
01 Covered Land (MHC/RV) Active Communities in St. Charles, Jefferson, Franklin and Lincoln counties in Missouri and Madison and St. Clair counties in Illinois
02 Workforce Multifamily Opportunistic Older 6–50 unit buildings in stable St. Louis County inner-ring suburbs, South City neighborhoods and St. Charles County
03 Opportunistic Lead strategy Shallow-bay, flex and IOS near the river terminals, I-70 and I-270, and the Metro East (Granite City, Collinsville, Sauget); fee-simple special situations
04 Debt / Notes Active Notes from regional banks and credit unions on both sides of the river

Captured within about 75 minutes: St. Charles/O'Fallon/Wentzville, Belleville and the Metro East, Alton–Wood River, Edwardsville, Washington MO and Festus. Farmington MO is at the edge. Drive times are approximate.

Key risks

  • Slow growth. Population and payrolls are growing slowly 23, so we assume little rent growth.
  • Municipal fragmentation. Occupancy permits, inspections and taxes vary by municipality. Every deal gets its own jurisdictional check.
  • Neighborhood variation. Block-by-block quality differences in the City of St. Louis call for site-level underwriting.
  • Unconfirmed figures. The Boeing investment figure 4 needs confirmation from a primary source.
